Sharon Motor Lodge for sale by bank

SHARON — The 45-year-old Sharon Motor Lodge is for sale by the Salisbury Bank & Trust Company and is listed with several Northwest Corner Realtors. A brochure about the property provided by Rick Meehan of Bain Real Estate in West Cornwall indicates the motor lodge was built in 1966 with an addition in 1986. It sits on 6.5 commercially zoned acres. The building is 10,380 square feet including 22 motel units. There are 30-plus parking spaces. The list price is $535,000.Robin Leech, owner of Robinson Leech Real Estate in Lakeville, one of the Realtors listing this property, said, “I personally believe it needs to reopen as a motor lodge/motel. Because the property has three septic systems, there are not many alternative uses for it.”Leech added there are a number of other inns in the area, but they are at higher price points than the Sharon Motor Lodge was and the area could use a moderately priced inn. With the popularity of the new Sharon Farm Market, Leech added, there have been suggestions that the motor lodge property could provide additional parking for retail customers at the shopping plaza. He said he doesn’t think that’s a practical plan, however, due to the walking distance from the retail stores and the safety issues in crossing Route 41.Because part of the 6.5 acres is wetlands and because the property uses septic systems instead of town sewer, Leech felt it was highly unlikely a chain motel company would purchase this property. If someone were to purchase the motor lodge and reopen it, he said, the keys to success would be properly maintaining the buildings and property and having the ability to continually invest in the necessary upkeep. Leech said someone told him the property could be used as a retail space for small merchants, such as artisans or crafters, but he did not feel that would be commercially successful.A representative of the bank, who requested anonymity, said the $535,000 is an “asking price.”

It was a ramble through bramble on Wednesday, April 17 as a handful of Hotchkiss students armed with loppers attacked a thicket of buckthorn and bittersweet at the Sharon Land Trust’s Hamlin Preserve.

The students learned about the destructive impact of invasives as they trudged — often bent over — across wet ground on the semblance of a trail, led by Tom Zetterstrom, a North Canaan tree preservationist and member of the Sharon Land Trust.
