FALLS VILLAGE — The Inland Wetlands and Conservation Commission approved an application from the Falls Village Housing Trust for a multi-unit affordable housing development on River Road at the commission’s regular monthly meeting Thursday, April 18.
The parcel on River Road is about 14 acres and is within the Incentive Housing Zone.
The plan is for 28 units of rental housing in eight buildings, to be built in two stages.
The commission was primarily concerned with runoff, and after considerable discussion made switching up from 18 inch to 24 inch culverts one of the conditions of approval.
The other conditions were that the trust follow the soil and erosion plans as presented; that the trust notify the commission if there are any changes contemplated; that the trust designate a “point person” for communication; and that the trust provide a timeline for construction.
The parcel is currently owned by Habitat for Humanity; the trust has an option to buy it, and discussions are ongoing.
The next hurdle for the trust is this week, at a public hearing of the Planning and Zoning Commission on Thursday, April 25, 7 p.m. at Town Hall.
Note: Felicia Jones, a member of the commission who is working with the trust, abstained from the vote. Commissioner Susan Kelsey also abstained but gave no reason. The vote was 4-0 with Chairman Mark Burdick, Woods Sinclair, Shamu Sadeh and Brant Burz voting yes.
