SALISBURY — Salisbury’s median single-family home price, excluding condos, held steady at $920,000 for the 12 months ending July 31, 2026. That was down 5.6% from $975,000 a year earlier but up 6.4% from $865,000 for the same 12-month period in 2024.
Ten homes sold in July, the highest monthly total since September 2020. A total of 58 homes sold during the latest 12-month period, up from 44 the previous year and 50 in 2024.
Annual sales peaked at 117 in May 2021 amid the pandemic-era housing boom. Prices have risen sharply since 2024, reaching a record median of $1.35 million in May 2025.
Inventory of all listed residential properties for sale rose slightly to 24 by early August. High-end homes continue to dominate, with 14 homes asking over $1 million and only 10 below the median of $920,000.
Furnished seasonal and academic rentals remained plentiful in early August, with 26 homes available from $2,250 for an unfurnished apartment to $12,000 for a five bedroom house. Eight summer rentals are still listed as available.
